The Trail Network

Three Runs Plantation boasts more than 30 miles of groomed and marked trails, meandering through a diverse landscape of wooded paths, open savannahs, and protected wetlands. Riders cross rolling hills and follow the gentle curves of Cedar Creek and Three Runs Creek, discovering shaded picnic shelters along the way.

The trail system is designed for versatility—featuring cross-country jumps, gallop zones, and wide stretches ideal for carriage driving. Generous 20-foot easements between properties allow riders to access the trails directly from their own land, ensuring freedom and privacy.

Equestrian Facilities

The Clubhouse Complex serves as the centerpiece for training and events, offering:

  • A stadium-grade jump arena with premium competition footing.

  • A full-size mirrored dressage arena, meticulously maintained for year-round use.

  • An adjacent grass schooling field equipped with roll-top jumps.

To the south, the Schooling Complex spans more than six acres and includes:

  • Fenced schooling areas with natural footing.

  • A cross-country course designed by an internationally recognized FEI course builder.

  • Separate, fully fenced arenas dedicated to both jumping and dressage.

Real Estate & Community Design

Homesites range from five to over twenty acres, offering ample space for barns, paddocks, and custom residences. Architectural styles vary—from hunt-box barns with living quarters to elegant custom estates—giving residents freedom to create a home that suits their vision.

The layout is intentionally private, with no through-roads and preserved creek frontage that adds to the sense of peace. Yet, the property is just minutes from downtown Aiken, offering access to dining, shopping, and the city’s rich equestrian culture.
